Every fit-out begins with one question: what does the unit actually look like, to the millimetre? When a brand and its designers work off assumed dimensions instead of a measured as-built survey, the drawings never quite fit the shell, and the corrections come late and expensive. Why the as-built survey is the first step

A retail or commercial unit is rarely the neat rectangle on the developer's leasing plan. Real slabs drift, columns are never exactly on grid, and the finished internal face sits behind plaster and services. Before any designer draws a counter, a kitchen line or a display wall, they need a true, measured record of the space as it stands.

That is what an as-built survey delivers — the unit as it really is, not as the marketing drawing shows it. Get this base right and everything downstream, from carpet-area verification to the brand's fit-out drawings, sits on solid ground.

What we capture in a fit-out survey

Using a Total Station, DGPS and scan-to-CAD where the space is complex, we record the shell in full so nothing is left to assumption:

  • Exact internal dimensions of the unit, wall to wall
  • Slab and floor levels, and any steps or changes in level
  • The column grid — true positions, sizes and offsets from the lease line
  • Beam soffits and clear heights, so signage and services have room
  • Facade openings — shopfront, glazing, shutters and entry points
  • Key MEP service points — incoming water, drainage, electrical supply, HVAC and fire connections

The output is a clean, dimensioned CAD base drawing, not a sketch — a true scaled model of the shell your designers can build on the same day.

How brand fit-out guidelines depend on accurate base drawings

National retail and food-and-beverage chains issue strict fit-out guidelines to protect a consistent look across every outlet. Those guidelines assume the designer is working on an accurate base. If the underlying drawing is wrong, the whole kit fails to land:

  • A brand shopfront module that no longer fits the real facade opening
  • A standard kitchen or counter layout that clashes with an off-grid column
  • Ceiling and signage heights that a low beam soffit will not allow
  • Service runs planned for MEP points that sit somewhere else on site

An accurate as-built survey lets the brand's design team apply their franchise template with confidence, instead of discovering the mismatches during installation.

Carpet-area verification for lease and rent

Rent is paid on area, so area must be measured, not assumed. We verify the true carpet area of the unit against the lease and the developer's stated figures, giving landlords and tenants a common, defensible number.
