Each stage feeds the next off the same survey data. Nothing gets re-measured, and no two drawings disagree about where the ground is.

    Boundary & topographic survey

    The real plot area with corners to coordinates, cross-checked against the 7/12 and revenue records, plus levels, slopes, existing trees, drains, wells and access. This is the base every later stage is built on — and the stage where a discrepancy between record area and ground area is cheapest to find.

    Layout design to the surveyed levels

    Plot subdivision, internal roads, open space and amenity placement — planned against the levels we measured, not an assumed flat plot. Road gradients that vehicles can actually climb, drainage that falls the right way, and cut-and-fill you can see before you price it.     3D model & walkthrough for marketing

    A 3D model and walkthrough of the approved layout, built from the same drawings — so what your buyers see matches what will be built, including the actual slope of the land. Usable in pre-launch collateral, site office presentations, WhatsApp and social. Most developers commission this separately from a studio working off a PDF; ours comes off the live model.

    Project estimate & BOQ

    Quantities taken off the actual design, not a per-square-foot thumb rule — earthwork from the real cut-and-fill volumes, roads, drainage and retaining structures from the designed sections. Priced to government DSR rates or your own rate schedule, so the number can be defended line by line. Estimation and billing for infrastructure work has been our own core practice since 2007.

What four separate agencies cost you

The money is not the problem — the handovers are. The layout designer works off the surveyor's drawing and assumes a datum. The 3D studio works off the layout designer's PDF and invents the slope. The estimator works off a rate per square foot because nobody gave them real volumes. By the time the three disagree, excavation has started.

Running all four off one survey removes the reconciliation entirely. There is one datum, one boundary, one set of levels, and one firm accountable for all of it — which also means one person to call when a number is questioned.

Where we stop — and why that is deliberate

What we do is land planning: the survey, the layout, the feasibility and the cost of putting infrastructure on the ground. Building design and interiors stay with your project architect, and we work alongside them rather than in place of them.

We say this plainly because architects are among our oldest clients, and a surveyor who quietly competes with them is not much use to either side. If you already have an architect, we hand them a survey and a layout base they can design on. If you have not appointed one yet, we will tell you at what point you should.

Questions developers ask us

Can I take only part of the package?
Yes. Most clients start with the survey alone and add stages as the project firms up. The stages are priced separately, so nothing is bundled to force a bigger order. Taking all four does mean the later stages cost less than commissioning them cold, because the survey data they need already exists.
Do you replace my architect?
No. We do land planning — survey, layout, feasibility and cost. Building design and interiors stay with your project architect, and we hand them a survey and layout base they can design on. If you have not appointed an architect yet, we will tell you at what stage you need one.
Why does the layout need to follow surveyed levels?
Because a layout drawn on an assumed flat plot fails on site rather than on paper. Road gradients turn out too steep for vehicles, drainage runs the wrong way, plinths sit below the line water takes off the slope, and the cut-and-fill you never priced appears as a bill after excavation has started. Designing to measured levels moves all of that to the drawing stage, where changing it is free.
How accurate is the estimate?
It is as accurate as the design it is taken off, which is the point of doing both. Quantities come from the designed sections and the real cut-and-fill volumes rather than a per-square-foot thumb rule, and they are priced to government DSR rates or your own schedule so every line can be defended. What it cannot do is predict rate escalation or a change in scope — those stay assumptions, and we state them as such.
What can I use the 3D and walkthrough for?
Pre-launch collateral, site office presentations, WhatsApp and social. Because it is built from the approved layout drawings rather than a designer's interpretation of a PDF, it shows the actual slope and plot arrangement — so what a buyer sees is what gets built, which matters if anyone later compares the two.
Is the layout sanction-ready?
The layout is prepared as a submission base — measured, coordinated and drawn to the applicable norms. Sanction itself rests with the planning authority and the licensed professional who signs and submits the file, and requirements differ between PMC, PCMC, PMRDA and collector-level approvals. We tell you which route applies and what the file will need before you commit to a layout.
How long does the whole package take?
The survey stage is 3–7 days for most plots from the date of site access. The later stages depend on plot size, the number of layout options you want to compare, and how quickly decisions come back — so we give a stage-wise schedule with the quote rather than a single number. Larger, hilly or heavily vegetated sites take longer, and we say so at quoting stage rather than on the deadline.
